When most vancouverites enjoyed their Remember Days long weekend more than dozen buyers throught millions to fight for two houses. One $4,798,000 at UBC, the other $2,498,000 near Shaughnessy. I helped my buyers got the house at UBC but lost the one at Shaughnessy. 以往入冬地产交易变淡,今年却相反。上半年交易很淡,下半年却很活跃。继2010年初抢地高潮过后,新一轮的多家竞标又开始了。靠近桑拿斯的35街有景老房开价$2,498,000, 首次开放日50多批人来看房,UBC 16,000尺大地叫价$4,798,000来了10批人。两家都在静悄悄的长周末中午12点竞标。我的两个买家都下了标书。其中一位星期天中午专程飞来温哥华投标,志在必得。35街共12家竞标,有买家出高于叫价$350,000得标,我们落标。在UBC的撕杀中我们中标。 Fabulous properties and fabulous cars

Showed one ocean front house of $16,800,000 and another mansion of $22,000,000 on Whitby Estate at West Vancouver. Surprisingly my Buyers drove 2 beautiful equipments: 2012 Maybach 57S and 2013 Rolls Royce Phantom to see the properties.

What will the housing market be next year? Up, down or flat?
This old timer house, 3094 West 20th Ave, Vancouver, over 60 years, came on market on December 20, asked $1,848,000 and invited bidding on Dec 27. I made an offer for my investor client. I just left my client's newly moved in new house around No. 2 Road in Richmond and headed back to my office in Vancouver West around 5:00pm. No.2 Road was blocked northbound from Westminster Hwy. The news said that a small plane just went down at Russ Baker Way. Then I made a turn to River Road and parked under Dunsmuir Bridge. Across the Fraser River there were extensive flashing lights on police and emergency cars. I walked aross Dunsmuir Bridge and arrived at about 10 meters from the crashed plane. It was at the west side of Russ Baker Way and just at the corner of traffic lights. See photos that I shot on my facebook account ( Warren Lu).

We offered $262,000 higher than asking price to this 82 years-old grandpa house at Mackenzie and West 39th last night on January 28'11. Guess what, we did not get it. Well, what can I say?

Ever think of buying a 83-years-old house close by Lord Byne high school at Vancouver West? It just came into market and it asked for $2,298,000. If you say no, that's fine. If you say yes, I wish you good luck. By this noon there were nine buyers waiting to fight for it. Just to remind you the next door, another 80-y-old grandpa house, asked for $1,898,000 and was sold for $2,185,000 last month. Call it crazy. Yes.

Can you believe that? Today I wrote an offer on another house at Vancouver West for another client with $80,000 more than asking price, but we did not win it. It was listed for $1,900,000. The market is extremely hot in Vancouver.

This new listing, $1,698,000 house on Holland Street by West 41st Street Vancouver, hit MLX this week. I took my client to see it at agent open house. There were many viewers. More visitors appeared at this afternoon's public open house. I prepared and presented an offer for my client, $110,000 more than asking price. By 9:30pm I was informed that our offer was not among the top three offers. So, we missed the bidding.
Normally the real estate market gets warm when sping comes. But this year it is defanitely early.
